Other Listing Sites sort by square feet and cap rate. Operators think in acres, water, and yield.
If you've ever tried to find a 600-acre almond orchard with Class I soil and 1,500 GPM of well water on a generalist commercial real estate site, you know the problem. The filters are wrong. The descriptions are written by brokers who don't know the difference between flood and drip irrigation. And the search results bury operating ranches under self-storage facilities.
Agricultural real estate is a different asset class. Buyers underwrite it differently. Sellers care about different things. The data that determines whether a property is worth $8M or $14M — water rights, soil capability class, commodity, yield history, mineral rights, CRP enrollment — barely fits in a generic listing form.
